Understanding what is involved in the hotel construction process can confusing, as there are so many moving parts involved. To give you an idea of the process involved, we have written this post to give you a very high level view of the various sections involved when building or renovating a hotel. We have kept it very basic and to avoid any confusion. We recently completed a project in the London Borough of Westminster, for a boutique hotel, and we are going what was required in that project as an example for this article.
Firstly, you are going to have to find a piece of land or a vacant building (which can be converted), and it needs to be in an area where a hotel is needed. For instance, you don’t want to find a business property on the outskirts of town where nobody ever goes. You want it in an area with as much traffic as possible. Think about the parking areas as well, and any other additions you may make to the space like pools or whatever will take up more land. This is why Westminster was a great location as it is a tourist hub and you can pretty much guarantee reservations all year round.
After you have found some land or a vacant property, you have to think about how large you can legally make the hotel. If you don’t have any ideas, we can help you and will walk you through the architectural building and construction regulations in your area. You generally will be limited to how many people can be staying in the rooms all at one time. You also need to be aware of any fire problems and have a design that keeps people safe on the property. You can learn a lot about what you can and can’t build by looking at the city’s building codes.
If you are renovating an existing property we will arrange for all the necessary contractors to visit site and conduct a review. Our in house team of construction experts will perform a full structural survey. We outsource our electrical work to our trusted Westminster based electricians RS Electrical UK who will perform a complete site survey and will undertake a full rewiring project if necessary.
Inspections should be done after you’ve had the building built or when renovations are complete. Again we use our in house experts and RS Electrical UK to perform these inspections. We have a process which will go over every system that’s in place, from the plumbing, electrical wiring to the fire safety measures that are in the building. We will not let you open your hotel until we have thoroughly checked every inch of it with our inspection teams. That’s because the your local council will send someone by to check it out before or right after opening it, and if there are problems you may be forced to shut down until the problems are fixed.
